LAAMS automatically converts lease
year financial calculations to a fiscal year basis. The results
of these complex computations provide more usable information for
budgetary and financial purposes.
Operating Expenses can be broken
down as follows: Electricity, taxes, janitorial/maintenance, and
CAM/miscellaneous. Each area of Operating Expenses can be increased
at varying rates to provide a high degree of accuracy in projecting
costs.
LAAMS calculates financial lease
commitments for a lease term of up to 15 years. LAAMS will also
calculate the minimum lease commitment.
Base Rent and Operating Expenses can be calculated using two different
rates in one lease year.
Yearly payments to landlord for
above standard leasehold improvements are automatically amortized
by inserting the interest rate, number of years and dollar amount.
Leasehold improvements can also be included as an expense to be
