LAAMS is a Windows-based application that is easy to learn and use.
On-line context-sensitive help screens are available from anywhere within the program.
LAAMS automatically converts lease year financial calculations to a fiscal year basis. The results of these complex computations provide more usable information for budgetary and financial purposes.
Operating Expenses can be broken down as follows: Electricity, taxes, janitorial/maintenance, and CAM/miscellaneous. Each area of Operating Expenses can be increased at varying rates to provide a high degree of accuracy in projecting costs.
LAAMS calculates financial lease commitments for a lease term of up to 15 years. LAAMS will also calculate the minimum lease commitment. Base Rent and Operating Expenses can be calculated using two different rates in one lease year.
Yearly payments to landlord for above standard leasehold improvements are automatically amortized by inserting the interest rate, number of years and dollar amount. Leasehold improvements can also be included as an expense to be paid anytime during the lease.
Built-in Present Value formula to automatically calculate Discounted Cash Flows on both Lease Maintenance and Lease Analysis Cash Flow Reports. Present Value is calculated on a monthly basis for accuracy.
Includes a method for tracking actual monthly payments for accurate record keeping.
Monthly payments can be broken down into individual expense categories.
Monthly expenses can be charged back to individual Cost Centers.
Concise reporting system - no unimportant information is input into the system. Reports contain usable information in an easy to read format.
All reports are preformatted - there is no need for additional commands or printer setups.
All reports can be previewed before printing.
Lease option dates are tracked and reported for effectively planning upcoming responsibilities.
Total dollar commitment is reported on a fiscal year basis.
Summary Comparison Report in the Lease Analysis System will compare the financial merits of competitive buildings on an "apples-to-apples" basis.
The data for LAAMS is stored in a database format that can be imported into many other software programs including report writers. This flexibility simplifies creation of tailor-made reports to meet specific needs.
